Membership Application & Policies - Business Development

From the beginning, Mandaluyong Chapter reeled its operation with the use of computer technology. The Multiple Listing System was adopted thereby forming a database of property listing for immediate access by members. Today, the MLS has been refined and renamed to PLS (Property Listing System).

In 1998, the chapter was departmentalized according to property classification. A concept developed for a more focused group to work on specific listings, the chapter was divided into four major departments, namely: Residential, Commercial & Industrial, Project Selling and Special Projects. All departments handle sales and leases. Eventually, as the group welcomes more members, the departments will have to be sub divided to two units separating the sales from leases.

In the departmentalized system, each member is made to choose which department they would like to belong. A department is a team that is basically composed of a Lead Broker (the broker in charge of overseeing the operation of his/her department), the Listing Bank Coordinator (the broker handling the consolidated listings of the his/her department and mainly serving the property listing requirements of the members, sourcing listings within or outside of the chapter), and the Servicing Broker (the broker in charge of documentation, presentation and demonstration).

The department system encourages specialization. Thus, each department is tasked to manage the property listings according to its specialized classification. The Residential Department focuses on the listing management of all types residential dwellings, e.g. house & lot, townhouse, condominium and the like. The Commercial & Industrial Department handles all types of properties in this classification, e.g. office condominium, shophouse, office building, commercial lots, light and heavy industry factories or plants, industrial estates, etc. The Project Selling Department handles all real estate projects directly from developers or its exclusive marketing arms. The Special Projects Department handles property listings that are not in the category of the 3 other department, such as, leisure / resort properties, businesses for sale with real estate assets, raw land or agricultural properties, columbary projects, etc.

Members who belonging to a department may cross transact with another member belonging to another department following a guideline. Further, membership to a department is for a minimum of 3 months. Thereafter, member may transfer to another department to shift his/her specialization.

The department system has a commission sharing guideline that each follows to avoid unnecessary controversies on commission shares. All are assured that every effort exerted is commensurate to the extent of the service rendered in each transaction.

To date, the chapter brings the business to a higher level through global networking on the internet, thus, the launch of the website. It is foreseen to facilitate transactions and communication amongst members, co-brokers and the public component as well. However, access through the listings on the website are exclusive to members only. The public who wishes to view or access the listings will have to hire the services of a member who will gladly show his/her prospective client the property listing according to the client's specified requirement.
