Mandaluyong Chapter built its membership from conducting Comprehensive Real Estate Seminars and Reviews (CRES) and Continuing Education Programs (CEP). The chapter is known to have had a batting average of 80% of its seminar participants making the grade at the DTI sponsored licensure examination. The CEP nevertheless assures licensed practitioners the yearly renewal of their licenses as per DTI ordinance. The CEP attendance also guarantees the public of excellent and skilled service performed by its members.

Applicants are thoroughly screened using a very stringent process from probation period to acceptance. A majority of applicants are not too lucky to be accepted owing to the high standard requirements. Mandaluyong Chapter keeps its membership roster limited to a selected few. Its policy is to maintain a manageable number not exceeding 30. As not all members are full time practitioners, the group is intact with a core of 20 members posted to delivering effective service to the communities they serve. The core group meets regularly once a week at a venue designated by the corporate sponsor.
